The property is 25 minutes from the international airport, and about 45 minutes from downtown San Jose down in the valley. It is in Barrio Mercedes just outside Atenas-(Part of Atenas district) The other direction is 1 hour to Jaco and the Los Suenos golf course, marina and the beach. It is about 10 minutes out of the town of Atenas. Public water and electric are at the property line, good road access and fairly secluded, views etc..

It is a hilltop (so no floods, tsunami etc.) 80% of it is flat with the remainder sloping down towards Rio Cacao, Good views are over the river canyon and mountains. The couple other houses you can see in the distance are large lots and very nice houses. There is fairly secluded and good year round access. On the property there is over 100 mature and producing orange tress, all in rows with thick grass hay below. The whole place is fenced, and looks really great. We have been setting it up to build our dream home on long term. While living in Costa Rica for 6 years, we spent a tremendous amout of time looking all over the country to find the perfect location with conviences nearby, schools - low crime and tourist traffic and the best climate.

The intention was to build on it as a permanent residence and eventual retirement. Work has taken us to Australia, so this is no longer feasible. We originally picked this parcel after a several years of looking, we wanted something as close to perfect as we could get. Secluded and private, out of the tourist and crime zones, no danger from storms or floods, year round rainfall but not heavy, easy access to shopping , airport, and all the conveniences. The biggest selling point for the area is the climate, which is (according to National Geographic) the best in the world.

The lot itself is 18,065 sqm. (approx 4.46 acres) so is big, big enough for a few horses or cows but not so big as to be too much to keep up. We are horse lovers and it is a perfect location for maintaining horses, with lots of riding areas and large horse community. I got a new survey when I purchased it and the Catastro number is A-1021340-2005. It could be broken into 3-4 good smaller lots fairly easily; the trend here is to have bigger properties on hilltops with views with high end houses.

As for the asking price, we want to start at $14.00 sqm. Which gives us room to negotiate down for the serious buyer. We purchased it from the Alcalde of Atenas, Jose Luis Castillo Castro, it was part of the family farm. He will show the propery on request to serious buyers
